Benefit: Tenants can reach a live person after hours for emergency maintenance concerns.

5) High-Quality Air Filters Delivered every 90 days.

Benefit: This service helps you save up to $250 per year, improves your indoor air quality, and reduces the hassles and liability of repairs.

6) Utility Concierge Service.

Benefit: Tenants will have a personal concierge for setting up utilities, internet service, and security


7) Vetted licensed and insured vendors.

Benefit: Tenant will never have to deal with a landlord sending in an unqualified vendor for a repair. All of

our preferred vendors are licensed bonded, insured, and have gone through an extensive background check.

8) Home Buying Assistance Credit.

Benefits: If the tenant decides to buy a home with an approved Century 21 Accent Homes agent. The tenant

will receive a 1,500 credit at settlement towards their closing cost.

9) One Time Returned Payment Fee Forgiveness. ($50.00)

Benefit: Accent Homes Inc. will grant a one-time waiver of a returned ACH or Check payment fee.

10) On-Demand Pest Contol Service.

Benefit: Access to high-quality pest control service.

Rental Criteria for Animals: Animal policies vary from one homeowner to another. Some owners do not permit animals (other than approved service animals) on the property, while others restrict the type and/or size of allowable animals. No more than two animals per household are permitted without specific owner approval. Tenant will pay Accent Homes Inc. a monthly administration fee in the amount of $30.00 to $70.00 Per approved animal based on the FIDO Score on their application. Tenants who do not fill out an animal application will pay $70 per month per pet by default.

Standard Animal Fees:

Application Fee: The per pet application fee is as low as $20.00 for the first pet and $15.00 for every additional pet.

Monthly: $30.00 - $70.00 Animal Administration Fee Paid Monthly Per Approved Animal.

Approved Assistance Animals: There are no fees associated with having an approved assistant animal.

Service Animals: There is no charge ($0) for submitting a reasonable accommodation request for an assistance animal. It will be reviewed by our legal review team per the FHAct guidelines. Please be aware of your state’s statutes or local ordinances, if any, for criminal offenses and/or penalties for committing assistance animal fraud. Any requests to allow for certified service animals must be accompanied by current documentation and a free application must be completed using the link above.

This must be completed and presented to your property manager prior to moving in.


All approved applicants will receive further instructions via email once approved.

Please be advised, per the application, you are applying for this home in its current “AS IS” condition. The owner MAY not approve any further expenditure for improvements of any kind.

Vacant Homes --- Accent Homes Inc. has a policy that all leases on vacant homes must begin within 14 days of application approval. We are unable to hold the home rent-free without a lease agreement longer than that time.

Wanting to offer less than the list price for the home will cause your application to be delayed or rejected

Upon acceptance of your application, the Lease agreement must be signed within 72 business hours of application acceptance, or the property will be placed back on the market as fully available for lease. 

Multiple Applications: All applications will be processed and the property owner will choose from among the acceptable applicants. We do not give preferential treatment to any application submitted first. 

The owner may accept any application until a Lease is signed.

Move-In Orientation

All new tenants at lease signing will pay a one-time Move-In Orientation Fee of $125.00. Within the first three (3) business days of the tenant moving in, arrangements will be made for a walk-through inspection and home orientation with a third-party inspector.

The Move-In Orientation will be arranged and conducted with a third-party inspector. A leasing representative from Accent Homes Inc. will not be present during the Move-In Orientation. Any requested work orders must be submitted separately.

The Inspector will provide the tenant with a brief orientation and instruct them on basic home maintenance, including changing air filters, unclogging a garbage disposal, water cut-offs, smoke alarms, fuse & breaker box locations, and GFCI resets. The written report will include interior and exterior photos. The exterior will be documented with photos of all four sides of the home, the roof, any exterior equipment, and yard. Interior photos will be of each room, included equipment, any damaged or defective conditions, and an overall view of most areas. A copy of this report will be sent to the tenant and Accent Homes Inc. for record.
