What do you consider when reviewing tenant applications?
We make sure that you’re in compliance with a background check. We look for any evictions, bounced checks, or unapproved credit from the last two years of residence and will not offer services until all issues have been resolved satisfactorily. -
What do you require tenants make in income to qualify?
We will verify your employment and income with the company. You must also provide pay stubs or tax returns as proof that you make three (3) times the monthly rent to qualify. -
How can I submit a rental application?

How much do you require as a security deposit?
Before you move in, we require a security deposit of up to two months rent that is due before your arrival. -
Can I offer less in rent or negotiate terms prior to applying?
This is one of our most asked questions and unfortunately leads all parties involved into a vicious circle. We can not offer to rent for less than the advertised price. We require an application to present the owner for review before we can do anything. You must submit an application with all of the information so the owner has all the information on “Who are these people? …… How many pets? How many kids? Credit score? Income? Length of lease?” Without all of the information how can the owner consider offering rent for less?
On a more personal, realistic level - when a tenant is applying for a $1,500 home - do they need a discount? Could they be the type of person to want to negotiate everything in this world just to see if they can get a better price? In retrospect it may not seem like a big deal, however the owner could think that this person is difficult to work with and won’t want to rent to them. An owner may go lower in price if it is a sincere “need.” The other issue with potentially wanting and trying for a discount is competition. Competitors also trying to rent the same dream home as another but are willing to pay full price without any discounts will be approved since it meets the needs for the owner.
In the situation of trying to negotiate no one really wins. Instead the applicant is out their application fee and they will have to find a new home. In the end we look like the bad guys for turning down a normally good application. Then we start over, find a new home and are in the vicious cycle once again. No one wins with this cycle and is why we do not recommend it.

Can I offer less in rent other than what is advertised?
If applicants wish to offer less in rent they may do so but there are some risks. The application will be grounds for delay in processing and the application could just be denied. An applicant can make a giant income, have no pets, have an 800 credit score, etc… But, they offer less than the advertised price and are denied just based on that. It is better to be on the safer side and offer the full price. -
How do I apply for one of the homes you manage?
All application procedures start from our listings! An “APPLY HERE” button is located next to the listing and begin the process of filling out the forms. More instructions can be found on our Apply Online Page. If you have any questions or issues that may arise you may call the office staff at 703.971.5000. -
How do you handle maintenance requests?
If an issue does arise we ask that all tenants submit all repair requests through the PropertyMeld website for the fastest response. Once a repair is submitted, our maintenance department receives a notification and handles the issue accordingly. For any service requests that need immediate attention we have a 24 hour answering service that can be reached at ……… This number is meant for emergency calls only. If there are any non-emergency repair requests they should be sent through the owner portal, or phoned into the office during normal business hours. -
How long will it take to get an answer on our application being submitted?
A response on an application can range from 1 - 3 business days depending on weekends and holidays. The applications are completed online and the information is available nearly immediately for review minus the rental and employment verification. After the applications are completed, a formal response will be communicated to the applicants, this is usually via email. -
How much security deposit do you charge the tenant?
Century 21 Accent Homes Property Management has a program in place to give approved applications an opportunity to ease the burden of up-front expenses when leasing one of our homes. This does not force tenants to pay a security deposit if approved for the program. If approved for the program the tenant will have the option to choose a monthly fee equal to 1% or 3% of the monthly rent OR choose the security deposit option of 2.5 times one month’s rent payable at lease signing. This program is optional and is only offered on a case by case basis with the Landlord or Century 21 Accent Homes Property Management maintaining full authority to rescind this offer at any time, for any home. -
What are your office hours?
We are open Monday to Friday from 9:00 AM to 5:00 PM. Our phone lines are open to 8:00 AM to 5:00 PM on the days our office is open. -

What happens if the tenant does not pay their rent?
If the payment has not been made by the 5th day of the month, we will be forced to send an eviction notice posted to the front door of the home. Depending on the specific circumstances will depend on whether or not there will be a formal eviction. The best solution in this situation is for something to be worked out. If the tenant has experienced a one-time event that caused them financial hardship, and we have had no problems with the tenants before, we will give them time to catch up. We understand that things happen and would not want to throw out our loyal tenants because of this. If the tenant has instead demonstrated an ongoing pattern of late payments, broken promises, and/or evasiveness, eviciation is usually the best course of action at that point. We hope to work with our tenants so this does not happen.
Each case is very unique, and we make decisions on what is best for you and the property in the long run. We always proceed with the legal notices required for eviction regardless of any other factors. If the tenant is showing favorable effort to find a resolution. Evictions in Texas are a simple legal matter as there is no way a tenant can prevail in court if they have not paid rent, and the landlord has properly executed the notices and filing. Full evictions, when necessary, can usually be completed in five to six weeks. If the tenant can fully catch up with rent and late fees during that process, an eviction can be halted at anytime.

What ways can I pay rent?
Rent can be paid electronically via …….. We highly encourage all of our tenants to pay electronically as this is the fastest, most accountable, and most reliable means to pay rent. -
When is my rent due?
All rents are due to Century 21 Accent Homes Property Management on the first of each month, and late fees are posted starting at midnight on the fifth of each month. Our late feed policy is 12% of the month’s rent starting the fifth of the month. All payments made to the property manager will be credited in the following ways:
- Any payments made go to late fees, maintenance fees, or other administrative fees FIRST.
- Any balances left after the fees are brought current can be applied to rent SECOND.
Additional Fees: In order to collect rent, we are obligated to protect the owner and their best interests. If a tenant is late to paying rent with no response to our collection via email and phone. We will post notices on their front door. Once this occurs, the tenants will be charged for that notice being posted.
